Gutters rarely fail all at once. They fail in particular places on a house, and the same places come up again and again. So we look at repairs the way we walk a property: one side at a time, starting at the front door and working round. Below is what tends to go wrong at each spot on a Nanaimo house, and what we do about it.
The front eave
The front gutter is the one you see every day, so its faults get noticed first. A run that has started to dip between two hangers shows up as a wavy line against the fascia. Water spilling over one spot lands on the entry steps or the front path, which on a cold morning means ice.
Most front-eave repairs are straightforward. We clean the run, replace or refasten the hangers that have let go, close up the spacing where it was too wide, and reset the slope so water heads for the outlet. If a hanger has pulled out because the board behind it is soft, we say so rather than drive a new screw into rot.

The tall back wall
A great many Nanaimo houses sit on a slope, and the back of the house is often two or three storeys high, with a deck or patio below. The gutter up there is the hardest to see and the hardest to reach, so its faults go unnoticed the longest. By the time anyone looks, a sag that started as a slight dip has become a low spot full of standing water and debris, and the hangers around it are bent.
Downspouts on these walls are long and often have offsets around windows or deck beams. Each joint in the run is a place for a leak, and water dripping from a high joint ends up on the deck boards or the patio doors. We repair at height the same way as anywhere else, with set-up planned around the slope and the deck.
Inside and outside corners
Corners are the most common leak on any gutter. The mitred joint where two runs meet relies on sealant, and sealant ages. An inside corner under a roof valley also takes the heaviest load of water and debris on the whole roof, so it is under the most strain. We clean the corner back to bare, dry metal, reseal it properly, and check that the hangers next to it are holding the joint closed. A corner that is pulled apart by a loose run will leak again however good the sealant is.

End caps
Each run finishes in an end cap, and end caps get pushed. Weight of debris, ice in a cold snap, or a ladder set against the very end of the gutter can all open the seam, and water then runs out the end and down the wall. Resealing usually fixes it. A bent or split cap gets replaced.
The side facing the wind
Winter storms off the Strait of Georgia hit hardest on the side of a house facing the water or an open slope. Wind gets under the front lip of a gutter and works the hangers loose, and in a bad storm it can lift a section clean off the fascia. The same storms bring down Douglas fir and maple limbs that land on the eave and crush or kink a run. On waterfront homes, salt air rusts plain steel screws and straps on that side first.
We rehang lifted sections, replace kinked lengths, and swap rusted fixings for ones that suit the setting. Where one side of the house keeps taking damage, we point out what could be changed.

Downspouts at ground level
The bottom of a downspout takes more knocks than any gutter. Mowers, wheelbarrows, bikes and cars on a tight driveway all catch it. A crushed bottom elbow or a downspout knocked out of its pipe in the ground sends water straight against the foundation. We replace damaged elbows and lengths, refasten the straps, and reconnect the downspout to its extension or the pipe it drains into. We do not dig up or repair buried drainage lines.
What we leave to other trades, and when to patch or replace
Fascia carpentry belongs to a carpenter, roofing to a roofer and underground drainage to a drainage contractor. When we find a problem in one of those areas, we show you where it is. Most gutter faults are worth repairing. When the metal itself has failed along most of a run, or the joints keep reopening however often they are sealed, we tell you it has reached replacement before you spend anything on it.

Gutter repair questions
Water drips from the corner of my gutter every time it rains. Can that be fixed?
Usually, yes. Corners are the most common leak point on any gutter. The sealant in the mitre dries out, or the corner has been knocked loose.
We clean it back to bare metal, let it dry, reseal it, and check that the hangers on either side are holding the corner tight.
A storm pulled a section of my gutter away from the house. What should I do?
Stay out from under it, and do not try to push it back from a ladder in the wind. Then get in touch and we will come and look as soon as we can.
Often the section can be rehung. If it has kinked or split, it needs a new length.
Why is water running down behind my gutter?
Either the gutter has dropped too far below the roof edge, or water is overflowing at the back because the run has tipped toward the house.
We rehang it at the right height and angle. Left alone, that water softens the fascia board.
Do you replace fascia boards?
No, that is a carpenter's job. We show you where the wood is soft and how far it goes.
Once the board is replaced, we can hang the gutter back on it.
Can repairs be done in the wet months?
Rehanging, refastening and downspout work, yes. Resealing needs dry metal, so seam and corner work waits for a dry spell.
Non-urgent sealing is often best left to summer, when it cures properly.
Can you fix a downspout that keeps getting knocked off?
Yes. We replace the damaged elbow or length and refasten it with new straps.
If it is in the path of a car, mower or wheelbarrow, we can suggest a different route down the wall.
Do you need to clean the gutter before repairing it?
Yes. Sealant will not bond to muck, and slope cannot be judged under a mat of needles.
If your gutters are due anyway, booking gutter cleaning with the repair saves a second trip.
