Walk around almost any Nanaimo house and each side tells you something different about its gutters. The front is the one you see every day. The sides are narrow and crowded. The back, on a hillside lot, can be a full storey or two taller than the front. And tucked into the corners are small roofs that collect more than their share. We clean all four sides and every small roof on each visit, and the way we work changes as we go round.
The street front
The front gutter is usually the easiest to reach and the one people judge the job by. It is also where water spilling over the edge does the most visible harm: streaks down the siding, a splash trench in the front bed, and water across the path to the door. We clean it by hand from one end to the other, flush the downspouts at each end, and check that the water leaves the bottom and moves away from the steps.

The side yards
Side yards on many city lots are narrow. There is a fence on the property line, a heat pump or a gas meter against the wall, and a path barely wide enough to carry a ladder. Finding firm footing here is the main job. We carry the ladder in, place it on solid ground clear of planting, and use a stand-off so its weight rests on the wall, not the gutter. Where a side yard is too tight to set up safely, we reach the run from the corners instead.
The back of the house
On a level lot the back is no harder than the front. On a slope it is a different story. Many Nanaimo homes look like a single storey from the street and open up into two or three storeys at the back, with a deck, patio doors and a steep bank below. That back gutter is often the fullest on the house, because it faces the trees at the edge of the lot or the greenbelt behind, and because nobody can see into it.
We look at the back wall before we quote, since it decides the ladder and the set-up. Debris from this side goes into bags rather than over the rail, so nothing lands on your deck or patio.

The small roofs
Porches, bay windows, dormers, a carport against the garage, a lean-to over the back door: each one has its own short gutter, and each one catches water and debris running off the main roof above. These little runs are easy to forget and quick to fill. We clean them on the same visit and flush their downspouts, which often empty onto another roof or into a short pipe.
What the trees put in
Most Nanaimo houses have a Douglas fir, a western red cedar or a bigleaf maple somewhere close. Fir and cedar shed through the year and leave a dense, wet mat. Maple drops its leaves in October and November and can cap an outlet in one storm. On lots near the water, arbutus adds leaves and bark in the summer. All of it comes out by hand and leaves with us. How often should a Nanaimo house have its gutters cleaned?
Once a year in late fall suits most houses with a tree or two nearby. Houses under fir, cedar or a big maple usually need a second visit in the spring or summer.

The back of my house is much taller than the front. Can you reach it?
Almost always. We plan for the back wall first, because it decides the ladder and the set-up.
If a stretch is beyond safe reach, we say so when we quote, not after we start.
Do you clean the gutters over my porch and bay windows?
Yes. Small roofs are part of the house, and their gutters often fill faster than the main ones because water and debris from the roof above land on them.
Do you need me to move anything before you arrive?
Only things right against the walls that block the ladder, such as patio furniture, planters or a car parked under the eave.
If you are not home, tell us about gates and dogs and we will work around the rest.
Is my gutter supposed to have water standing in it?
A little after rain is normal. Standing water days later means the run has lost its slope or something is blocking the outlet.

Can you clean the gutters on my detached garage too?
Yes. List it when you ask for a quote and it gets its own line, so you choose whether to include it.
Will cleaning damage my gutters or roof?
It should not. We use stand-offs so the ladder rests on the wall, not the gutter lip, and we do not walk on fragile roofs.
