A maintenance visit is a full gutter clean with a careful condition check added on. What we check most closely depends on how old your gutters are. A system in its first few winters fails differently from one in its middle years, and differently again from original aluminum that has hung on an older Nanaimo house for decades. Here is how we approach each stage.

What the visit includes, whatever the age

Every gutter is emptied by hand and every downspout is flushed through to the ground. While the water is running, we sight along each run for the spots where it pools instead of draining, because a low spot is the earliest sign of a slope problem. We check each hanger for grip, look at the sealant on seams, corners and end caps, and make sure the outlets and downspout straps are secure. Along the fascia and soffit, we look for staining, lifting paint or wood that gives under a thumb.

Small faults are fixed on the spot: a screw driven back home, a strap refastened, an elbow reseated. Anything larger is explained and left for you to decide on.

The first few winters

New gutters look perfect from the street, and most are. The faults that do show up early tend to come from installation, not wear. Hangers spaced too far apart start to let the run dip between them after the first heavy load of wet needles. A run set nearly flat holds a strip of water along its length. Downspouts on a new build often empty onto bare soil or a fresh bed, carving a trench beside the foundation before any landscaping is in.

Newer houses in North Nanaimo’s subdivisions and on the edges of town often sit beside young trees that will drop more every year. A visit in the first couple of winters catches the installation faults while they are cheap to put right, before the load grows.

The middle years

Somewhere past the first decade, wear begins. Sealant at seams and end caps dries, shrinks and starts to weep. Screws back out of hangers as the gutter grows and shrinks between hot summers and cold rain. One unusually heavy winter of fir mats can bend a few hangers forward, and the run never quite recovers its slope.

On waterfront homes along the Strait of Georgia, salt air adds another factor. Plain steel screws and straps rust long before the aluminum gutter itself shows any wear. A maintenance visit at this stage is mostly about fixings and sealant, the small parts that let a basically sound gutter fail.

Downspouts age along with the gutters. Straps loosen as the wall timbers move, bottom elbows get nudged apart by a wheelbarrow or a garden hose, and extensions that were laid out neatly at first end up buried under mulch or moved to suit a new flowerbed. None of this is dramatic, but every one of them puts roof water somewhere it should not go. We check each downspout from the outlet to the ground and set right whatever has drifted.

Original gutters on older homes

On older houses, in the Old City, Harewood, Townsite and across the city, we still find original aluminum gutters, sometimes with a galvanized steel section left over on the back. The metal is often thinner than modern gutter, seams have been patched more than once, and hangers have been added, moved and replaced over the years. The fascia behind may have taken decades of overflow.

These gutters need the closest look. We check every seam, every hanger and the board behind them. Some runs have years left. Others are reaching the point where patching is money spent twice. A maintenance visit tells you which is which, so replacement can be planned for a dry summer rather than forced on you by a failure in January.

When nobody is watching the gutters

Some gutters get no attention between storms because nobody is there to see them. Rental houses whose owners live elsewhere. Homes left empty while the owners spend the winter somewhere warmer. Houses in Parksville or Qualicum Beach where the owner has quite reasonably decided to stay off ladders. For these, maintenance is how the gutters get looked at at all. We do not need anyone home, and we send a message when the work is done.

How often

Most houses suit two visits a year: one after the leaves are down in late fall and one in the dry months, when the metal can be judged properly. Heavily treed lots sometimes add a winter check, and open lots may only need one. We suggest an interval after the first visit, and we will not push more visits than the house needs.

What do I get at the end of a maintenance visit?

A clean, flowing gutter system and a plain account of its condition: what we fixed on the spot, and anything bigger we found, with where it is on the house.

If everything is sound, we say so.

My house is only a few years old. Is maintenance worth it?

Often more than people expect. The first few winters show up whatever was rushed at construction: wide hanger spacing, a flat spot in a run, a downspout that empties onto bare soil.

Catching those early is cheap. Catching them after the fascia is stained is not.

Do you fix things during the visit?

Small things, yes: a screw driven back into a hanger, a downspout strap refastened, an elbow pushed back onto its joint.

My gutters are original to the house. Should I just replace them?

Not necessarily. Plenty of older aluminum gutters still have years left if the hangers are tight and the seams are sealed.

A maintenance visit tells you which runs are still sound and which are near the end, so you can plan rather than react.

I spend the winter away. Can you still look after the gutters?

Yes. We do not need you there as long as we can reach the house. Let us know about gates, alarms and which outside tap we can use.
